Minutes
Lakes Edge Homeowners Association
The meeting was called to order at 7:14pm. Present: Dana Doherty, Melanie Suggs, Frank Suggs, John Keane, Dennis Muzik, Edie Whiteside.
Introductions were made and thanks to all members who served in 2010.

Minutes
The Minutes from the October meeting were approved as read.
Treasurer’s Report
There was no treasurer’s report due to Sharon Anderson’s absence. Edie and Sharon are in touch and are meeting this weekend,
Old Business
Rain Bird Sprinklers at Front Entrance

We need to wait to determine what funds are available.
Annual report
The report will be presented at a meeting during warmer months and linked with a social gathering to encourage attendance.
New Business
Time and Day of Board Meetings
The new board members are fine with the second Wednesday at 7:00pm
Website Maintenance
Dennis has volunteered to update the notes and calendar pages.
Landscaping
John has volunteered to look into the maintenance and landscaping of the front entrance and pavilion.

Melanie will work on a new directory
Welcome committee for new neighbors
Insurance
All HOA members must sign a “hold harmless” agreement before they can reserve dock space. This is to ensure that damages done by one dock occupant does not result in a lawsuit against HOA for damage done to other boats.

Dana will look into private contractors, costs etc.

These need to be repaired, they were not part of the USACE violation, and due to uncertainty of funding they were not included in the repair for the USACE
Bathroom Heaters
Dennis will disconnect the heaters, instead of repair.
2010 Accomplishments
1. Map of street lights by address including street light’s number and how to report outage and contact information.
2. Repaired pavilion roof and removed protruding bolts from slab.
3. Created new web site as repository for HOA essential documents eliminating the need to spend HOA money on printing and distributing Covenants, By-Laws, ARC guidelines et.al..
4. Web site as calendar of events source.
5. Correction of USACE violations pertaining to our dock and the trail leading to it.
6. More detailed coverage and greater HOA insurance.
7. Officers’ and Directors’ insurance protecting those willing to volunteer from lawsuits against them as individuals.
8. Documented process and forms to address violations.
2011 Priorities
Ensure renewal of dock permit is free of obstacles.

10 Things Every Homeowner should know about their HOA
1. Know the Rules: Understand and comply with Covenants, By-Laws and Rules and Regulations. Violations cannot be ignored
2. Know that you MUST pay your assessments on time.
3. Do not ignore communications from your HOA.
4. You must maintain your property according to the governing documents
5. Know that the ARC application and approval process must be followed.
6. Know that the HOA has obligations to membership regarding compliance with state and federal laws, fiduciary responsibilities by Board members, elections, meeting notices, meetings, due process and much more.
7. Stay informed and participate in the business of the HOA by reading minutes, attending the annual meeting and volunteering to serve.
8. Maintain a current address with the HOA if you are to occupying your property.
9. Know that if your home is occupied by someone other than you, the owner, the tenants must understand and comply with the governing documents and that as the owner, you have the first and last responsibility to provide them copies of those documents.
10. Know who is on your Board and in what capacity they volunteer to serve.
